Journey 01

I'm Considering Divorce

Nothing has been decided yet. This is often the most valuable time to gather information — quietly, calmly and without pressure.

What to understand

What tends to matter at this stage

Information is not a decision

Understanding how your mortgage, income, equity and credit currently look does not commit you to anything. It simply means that if decisions are made later, they can be made with clearer expectations.

Your home is connected to almost everything

Ownership, mortgage liability, affordability, taxes and future borrowing power are all linked. A decision made about the home early in the process can quietly shape options years later.

Credit can be affected before anything is final

Joint accounts, shared liabilities and payment history can continue to affect both people while a divorce is pending. Knowing where things stand is usually more useful than assuming.

Early conversations are usually the least expensive ones

A short educational conversation with a mortgage professional, financial advisor or family law attorney early on can identify questions that are far harder to address after agreements are signed.

Questions to consider

Worth asking at this point

  • What is currently owed on the mortgage, and whose name is on the loan versus the deed?
  • Roughly how much equity may exist in the property today?
  • What does each household's income and cash flow look like independently?
  • Which debts are joint, and which are individual?
  • Where would each person realistically live if the home were sold?
